FutureLot's AI-powered property analysis tool helps Massachusetts homeowners instantly understand what is possible on their lot, supporting the Commonwealth's push to expand accessory dwelling units
BOSTON - illiNews -- FutureLot, an AI-powered zoning and lot feasibility platform, today announced its role as the technology partner powering the Accessory Dwelling Unit (ADU) Wizard on the new Massachusetts ADU Resource Center, a statewide initiative led by the Massachusetts Clean Energy Center (MassCEC). The Resource Center gives homeowners across the Commonwealth a place to learn about ADUs, explore what may be possible on their property, and take the first steps toward building one.
FutureLot was selected as part of a team that also includes Backyard ADUs, a Pioneer Valley modular ADU builder serving as lead applicant and technical assistance provider, and Community Planning Collaborative, the firm behind multiple ADU resource centers across the country. Together, the partners delivered the public-facing ADU Resource Center, a free property-level feasibility tool, a financial feasibility calculator, and a hands-on technical assistance program for homeowners in the Pioneer Valley.

At the center of the Resource Center is the ADU Wizard, powered by FutureLot. The tool gives homeowners a property-specific experience tailored to their address, along with educational information about zoning, site considerations, and the process of building an ADU. Homeowners can also browse real ADU floor plans from energy-efficient manufacturers and place them on their lot to explore what may fit.
The goal is to reduce one of the biggest barriers in the early ADU process: uncertainty. Many homeowners interested in adding an ADU never move forward because they cannot easily determine what may be feasible on their property. The ADU Wizard is designed to help homeowners explore those questions instantly and for free.
"Massachusetts homeowners shouldn't need to hire a consultant just to find out what's possible on their own land," said Nitzan Achsaf, CEO and co-founder of FutureLot. "Our goal is to turn the complexity of zoning, parcel data, and state ADU law into something homeowners can understand in under a minute."

Massachusetts' 2024 Affordable Homes Act made Protected Use ADUs allowed by right in single-family zoning districts in nearly every city and town in the state. The MassCEC initiative is intended to support housing production, multigenerational living, aging in place, and climate goals across the Commonwealth.
